Administrative services

In addition to day to day management of your investment property we offer

  • Bill paying service: we can arrange for all accounts (eg rates, insurance etc) to be paid on your behalf from rent receipts. This means your financial statement at the end of the year will provide your accountant with a complete account of income and expenses for your investment property

  • We can offer information on additional services: eg landlord insurance, depreciation schedules etc

  • Our computer software keeps both landlords and tenants “in the loop” regarding maintenance

Property maintenance

  • Tenants have direct access to contact us personally so that any issues can be reported and addressed as soon as we are advised. Our in-house maintenance team can respond immediately.

Rent appraisals and reviews

  • Rents are reviewed twice yearly against market comparisons and an increase notification can be issued if authorised by the landlord.

Routine inspections / condition reports

  • Regular routine inspections are carried out and comprehensive reports provided to landlords.

Tenant selection

  • Finding the right tenant is crucial to long-term stability.

  • We complete in depth screening processes, with thorough reference checks.

Rental collection

  • Rents transferred regularly direct into landlord’s bank account.
  • We diligently keep track of tenant payments.

For this reason, we can also offer to market and sell your property when the time comes.

Our sales fees are extremely competitive as a family owned agency our operating costs are much lower than larger agencies and we can pass these savings on to you.

Our commission is a flat rate of $5,500 inc gst. Plus advertising costs
